2026 UPDATE: To date, the City of Patterson has failed to disclose all records, fulfilling only some requests, and providing partial and heavily redacted information. We currently have five separate Public Records Act requests still outstanding with the City, with no complete response.

Stop the Delay of New Housing!

Keystone Ranch, a proposed housing project in Patterson, California, holds the promise of enhancing the City's livability. Located roughly 90 miles southeast of San Francisco, on a 95-acre site within the larger Zacharias and Baldwin Ranch Master Planning Area, the project includes up to 719 single- and multi-family housing units, 7.68 acres of park space, and bike and pedestrian pathways. These amenities are designed to improve the quality of life for Patterson's residents, providing them with a vibrant community and ample recreational opportunities.

Despite Keystone's best efforts for over a decade to move the project forward, the City of Patterson is determined to thwart the development. However, the Keystone team remains steadfast in bringing housing to the City of Patterson. The Keystone Ranch project, once approved, will bring significant benefits to the City, including new housing, infrastructure improvements, and ample open space.

Delay, Delay, Denied! Why is Patterson Derailing New Housing in the Face of a Housing Emergency?

Patterson’s own housing report says they need to build 3,716 new homes by 2031 to meet state requirements.  
 
Failure to meet state housing requirements leads to serious penalties, including ineligibility or delay in receiving state funding, along with financial ramifications ultimately passed to the taxpayer.


Despite these real issues, Patterson has failed to submit a compliant housing plan to the State, and has stymied Keystone Ranch at every turn. On April 1, 2025, the Patterson City Council denied the Keystone Ranch development, blocking new homes, parks, and amenities from becoming available to the greater community. The City is acting in bad faith, evidenced by the:

Failure to acknowledge that Senate Bill 330 applies to Keystone’s project, creating barriers to new housing in Patterson.
Violation of the Brown Act by failing to provide adequate public notice on required hearings and infringing on the public’s right to participate in the development process.
Violation of the Mitigation Fee Act when approving development impact fees based on deficient nexus studies.
Interference and attempted block of a LAFCO election and the County’s annexation process to move Keystone’s land into Patterson.
Refusal to accept Keystone’s tentative vesting map application, violating the Subdivision Map Act and the Housing Accountability Act.
Failure to adopt a state mandated Housing Element in the required time frame.
Demand that Keystone finance a nearly $20 million groundwater recharge basin to address a false water crisis, despite years of prior studies showing the project had sufficient water.

Lumio, previously called Foenix, was a social media analytics company that helped brands like Audi, David Jones and Red Balloon source legitimate influencers for social media campaigns.

Dan is shipped off to work with ze Germans as Head of Product at Influencer DB.

Adam decides to stay in Sydney and cut his teeth as a Product Designer with one of Sydney's leading design studios.

Whilst in Germany, Dan worked with with brands such as Daniel Wellington and BMW - Ja!

Adam worked with clients like Vodafone, TAFE NSW, Adobe and also won the 'Good Design Australia' award for his work on the Seatfrog website.

November 2019
After spending time apart, Dan and Adam begin to plan their next moves and rekindle their business partnership.

The name "Relume" is born.

Dan moves back to Sydney to join a Global startup incubator called Antler. He convinces Adam to join him.
April 2020

For various reasons, Dan and Adam decide to turn down a $100,000 investment from Antler and start their own business venture, without taking outside investment.

To do this they would have to build a company that would be profitable in its first year. Not the next Uber of *insert clever idea*.

June 2020
After building 11 websites on Webflow in under 6 weeks as a way to test a number of business ideas, Dan and Adam decide to stick to what they know best and launch Relume - a company that designs and builds beautiful Webflow websites.
